Lumina Residences provides residential rental assistance services in Taiwan, including but not limited to:

• Landlord communication facilitation
• Administrative process management
• Ongoing client support throughout the rental period

Service availability and specific features vary by service tier (Select Service, Premium Access, Signature Collection). Detailed service descriptions are provided at the time of engagement.

4. User Responsibilities

4.1 Account Security

You are responsible for maintaining the confidentiality of any account information and for all activities that occur under your account. You agree to notify us immediately of any unauthorized use of your account.

4.2 Accurate Information

You agree to provide accurate, current, and complete information when using our services. You are responsible for updating this information to maintain its accuracy.

4.3 Prohibited Activities

You agree not to:

• Violate any applicable laws or regulations
• Provide false or misleading information
• Interfere with or disrupt our services or servers
• Attempt to gain unauthorized access to our systems

Payment is required according to the schedule outlined in your service agreement. We accept bank transfers and other payment methods as specified. Late payments may result in service suspension.

6.3 Refund Policy

Refund eligibility depends on service tier and timing of cancellation. Specific refund terms are outlined in individual service agreements. Generally, partial refunds may be available if services are cancelled before substantial work has been completed.

7. Service Limitations

While we strive to provide high-quality service, we cannot guarantee:

• That you will find a rental property meeting all your requirements
• Specific timeframes for property availability or lease execution
• The accuracy or completeness of information provided by landlords or property managers
• The condition, quality, or suitability of any property
• That rental agreements will be reached on terms you find acceptable

Our role is to facilitate the rental process and provide professional guidance. Final rental decisions and agreements are between you and the property owner.

8. Disclaimers

Our services are provided "as is" and "as available" without warranties of any kind, either express or implied. We disclaim all warranties, including but not limited to:

• Implied warranties of merchantability or fitness for a particular purpose
• Guarantees of uninterrupted or error-free service
• Guarantees regarding the accuracy or reliability of information

We are not attorneys, financial advisors, or tax professionals. While we provide lease review services through qualified legal consultants, this does not constitute legal advice. You should seek independent legal counsel for specific legal questions.

9. Limitation of Liability

To the maximum extent permitted by Taiwan law, Lumina Residences shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to:

• Loss of profits, revenue, or business opportunities
• Loss of data or information
• Property damage beyond our service fees
• Costs of procurement of substitute services

Our total liability shall not exceed the amount of fees you paid for our services in the six months preceding the claim.

10. Indemnification

You agree to indemnify, defend, and hold harmless Lumina Residences, its officers, directors, employees, and agents from any claims, liabilities, damages, losses, and expenses arising from your violation of these Terms or your use of our services, including reasonable legal fees.

11. Service Termination

11.1 By You

You may terminate the service relationship at any time by providing written notice. Refund eligibility will be determined according to the terms of your service agreement.

11.2 By Us

We reserve the right to terminate or suspend services if you violate these Terms, provide false information, or engage in conduct we deem inappropriate or harmful.

11.3 Effect of Termination

Upon termination, your right to use our services ceases immediately. Provisions regarding intellectual property, disclaimers, liability limitations, and dispute resolution shall survive termination.

12. Dispute Resolution

12.1 Governing Law

These Terms shall be governed by and construed in accordance with the laws of Taiwan, without regard to conflict of law principles.

12.2 Jurisdiction

Any disputes arising from these Terms or our services shall be subject to the exclusive jurisdiction of the courts located in Taipei, Taiwan.

12.3 Informal Resolution

Before initiating formal legal proceedings, parties agree to attempt to resolve disputes through good faith negotiations for a period of 30 days.
